9 Sellers Tips

Before you place your home on the market it is imperative for you to do these items to insure a higher SOLD price and a higher net profit to you!

• Touch up or paint all inside and outside spaces of the property as needed with a neutral color.
• Clean and check guttters. Replace if needed.
• Groom front and rear yard. Trim trees, bushes, rake leaves, and edge grass. Put sod & mulch & rocks in barren areas of your lawn as well. Plant flowers. STREET APPEAL IS NOT TO BE UNDERVALUED!
• De-clutter all spaces in house. Closets, counters, desks, bookshelves, cabinets, drawers, garage, patio, and all living spaces.
• Have your furnace and hot water heater certified by a licensed HVAC contractor.
• Pack clothes and other items you will not being using for the season stored neatly away.
• Price your home effectively.
• Clean the whole house and all carpets and flooring.
• Stage the home. Arrange furniture throughout the property to allow better flow from one room to another and within the room itself. Replace beat up items and use couch or chair covers and add some pillows if needed. Remove personal photos and remove excessive pictures. Add plants, but not too many! Let light into the rooms by installing lighter colored drapes or blinds or sheers. Remove excessive items on the counters in the kitchen/baths and other shelving. Place fresh  towels in the baths and have them neatly folded. Light some scented candles so when buyers come to see your residence they “feel” comfortable there and call it home! STAGING IS VERY IMPORTANT AS IT WILL NET YOU MORE PROFIT AND LESS TIME ON THE MARKET!

If there are problems with the property other than those listed above, it IS better to have them repaired or replaced – it will be better in the long run!
