COVID-19/Coronavirus procedures

We are one of the exempt businesses that can continue to serve the public. We want to thank all the components in the industry that are needed to complete a transaction for their understanding of the need to do business in a way that protects the public. From the lenders to the inspectors to the title companies to the appraisers and all in between. If you wish or need to buy or sell during this time here are our procedures”
For Sellers:
- Our photographers take pictures with masks and surgical gloves on and do not touch anything with ungloved hands and the entry handle door is wiped off with sanitizing wipes upon entering & leaving the residence.
- Our Market Evaluations can be done over the internet with preliminary interior pictures from you the seller and we can handle the exterior assessment and pictures to complete the evaluation.
- Our sign installation company never enters the residence.
- The entry key can be left in a designated spot outside so we can install the lockbox on the entry door without need for entry.
- Our Contracts and all addendums are electronic so we can handle all needed negotiations over the internet.
- Buyers/Realtors who enter the home are by appointment only and will be required to wear masks and gloves, remove shoes, and put on booties upon viewing the home if required by seller.
- Inspectors & Appraisers for the buyer will be requested to wear gloves and mask upon entry of the home and are by appointment only. Buyers who are doing a Conventional loan those appraisers have been approved to do a drive-by appraisal instead of entering the home. FHA/VA loan appraisals are still needing to enter the home.
- Closing can be done by remote closer and over the internet per the Executive Order signed by the Governor of Colorado allowing virtual and remote notary services temporarily to facilitate non-contact closings and keys will be left in the lockbox until possession and seller can leave all additional keys, openers, etc. on kitchen counter upon completion of moving out.
- We will continue to advertise your home over multiple platforms over the internet and the local MLS to get you the highest price possible.
- You will have our cell numbers and emails to contact us with any concerns.
For Buyers:
- We will request you to wear glove and masks upon viewing a home and you may be required to remove your shoes and/or wear booties.
- You will be given a daily list of homes via our client portal for you to choose which homes you wish to see and we will schedule you accordingly.
- Our contracts are electronic so we can handle all negotiations over the internet.
- Inspectors will give you written reports via email for us to review and go over and make any requests as needed via email.
- Lenders will provide loan documents that are able to be signed electronically so you can do them over the internet.
- As Realtors we will maintain a safe distance from you per CDC guidelines and have gloves and masks for ourselves and those of you who need them.
- We can have you wire funds in to the closing/title company and Closing can be done by remote closer and over the internet per the Executive Order signed by the Governor of Colorado allowing virtual and remote notary services temporarily to facilitate non-contact closings and keys will be left in the lockbox until possession and seller can leave all additional keys, openers, etc. on kitchen counter upon completion of moving out.
